   Ocean View for breathtaking sunrises every morning because I love beauty in my life.
   Near the Beach where I will hear Sounds of the Surf and breathe the Ocean Air .
   Intracoastal Waterway because I enjoy Manatees and the constant Parade of Yachts.
   Sail Boat Canal (deep). I love sailing but want to be able to Walk to the Beach, too.
   Motor Boat Canal. I like having My Boat at My Back Door and Watching the Fish Jump.
   Canoe or Kayak Canal (shallow). I like the Quiet Beauty of Nature.
   a Golf Community near one of Flagler's fabulous signature golf courses.
   a Drive to the Beach. I know I will see the ocean every weekend anyway.
          2 or 3 Block drive , I still want to see it every day.
          1-2 Mile drive, I am budget-aware but still love the beach.

If the property is occupied by a renter, I may need to give you a 24 hour notice and it can take a couple of hours to schedule the properties in a logical sequence to save our vacation time for actually vacationing - sometimes 24 hours awaiting other agent's return phone calls!

(It takes 15 minutes per home to see pre-scheduled real estate in Flagler Beach, if further away, add travel time to get there and back.)

I have added an extra hour of discussion time if I intend to make an offer, and I will bring my checkbook.

If I am looking at short-sales, I have my "financing pre-approval" letter or "availability of funds" letter from my bank or lender.

20. I KNOW HOW REALTORS AND OTHER REAL ESTATE AGENTS WORK:

You use all your business contacts, real estate education and experience in the neighborhood in combination with a paid service, the Realtors' Multiple Listing Service (MLS) if you are a Realtor. The MLS shares information between Realtors who each contribute property information. Realtors match my desires to those properties which are either currently on the market or which they know will soon be on the market. You keep me away from areas and properties which, in your opinion and based on your experience, will be detrimental to my goals.

In most cases, the seller pays your fee at the time when I buy the seller's property. I know, you do not get an expense allowance from the real estate broker for such items as gas, meals, tools of the trade, nor do you get paid a salary for your time in the office or in your car with me. You are usually supplied a desk, desk phone, and normal business machines. I know you will share some information with me in the hopes I will buy a property with your help and knowledge, requiring the seller pay you. Although you get to know me and my needs while touring beach properties for sale, you are not a paid tour guide.

You expect and usually deserve my loyalty when it comes time to buy a house. I will get the benefit of someone who truly knows my needs and will do her experienced best to keep me away from disaster and on a smooth wave throughout the entire transaction.
